House at Sooke鈥檚 Becher Bay fetches highest price this year at $6.5M

A home in Sooke has sold for $6.5 million, the highest recorded sale for 2019 in the Greater Victoria area and the second-priciest sale to date in the municipality.

The custom-designed, 5,672-square-foot home was built on the shores of Becher Bay in 2015. It sits on 10 acres of land and boasts more than 1,620 linear feet of oceanfront with a private pebble beach and a private, 15-metre dock.

The property features expansive ocean and mountain views. Located on the Metchosin-Sooke border, it looks across the Strait of Juan de Fuca to the Olympic Mountains.

The south-facing property also provides ample privacy, as well as its own microclimate due to protection from nearby Wolf Island.

The house is pretty nice, too, provided you like wood beams, open-concept spaces and luxurious stone fireplaces.

What’s more, the home comes with an even smaller house — a secluded, 882-square-foot, self-contained suite — so guests can enjoy privacy, and a 1,214-square-foot garage, so cars can enjoy the same privacy as people.

Sotheby’s is celebrating the sale as evidence that consumer confidence in the region’s luxury real estate market has stabilized following the B.C. government’s 2018 introduction of a speculation and vacancy tax for residential properties in certain regions.

There have been five significant home sales over $4 million in the Greater Victoria area this year, the highest reported sale being a $4.7-million property in Oak Bay.

The Victoria Real Estate Board also reported a 3.5 per cent year-over-year uptick in residential real estate sales last month.

“The sale of this extraordinary estate reflects enduring demand for luxury real estate in the Greater Victoria area,” said Sotheby’s agent Glynis MacLeod.

The buyer, who was not named, is from Ontario.
